Sharjah-based real estate developer Arada has launched a third project in the Al Juwaiza'a district of New Sharjah, valued at 8 billion dirhams (US$2.2 billion). Arada said in a statement that the construction of the Masaar residential project is scheduled to begin in the second quarter of 2021, and the first houses will be handed over in the first quarter of 2023. This 19 million square foot project will include a total of 4,000 villas and townhouses.
Sheikh Sultan bin Ahmed Al Qasimi, Chairman of Arada, said: “There is still strong interest in Sharjah’s high-quality, well-designed master planned community. We believe that Masaar’s lifestyle and impressive list of facilities will be consistent with end users and investments. People resonate."
Arada is a joint venture between KBW Investments (a company controlled by Prince Khaled bin Alwaleed of Saudi Arabia) and Sharjah-based Basma Group. The company’s chief executive Ahmed Alhoshaibi told the National Bank in August that the company has set a goal of increasing annual sales to AED 3 billion by 2025.
Sales in 2020 increased by 35% year-on-year to reach 1.75 billion dirhams. According to Arada, the addition of Masaar will bring the total value of the Arada project portfolio to more than 33 billion dirhams.
Ahmed Alkhoshaibi, chief executive officer of Arada, a real estate developer in Sharjah, said. The company is building a large-scale Aljada project worth 24 billion dirhams. In 2020, sales of Alada cars nationwide have increased by 35% to a record high of Dh1.75 billion.
Arada plans to build a new 8 billion dirham project in Sharjah
The company said that Sendian was the first area in Marsar to be sold to the public, and its sales began on January 31. It will consist of 445 houses, ranging in size from two-bedroom townhouses to five-bedroom villas. Construction of Sendian will begin in June 2021, and the first houses are scheduled to be handed over in the first quarter of 2023.
Arada said that the entire Masaar master plan is expected to take 7 years to complete. Masaar will feature sports facilities, a 5-kilometer circular bike path, healthy cafes, trails lined with 50,000 trees and several acres of green space. The project will also include a fitness center, skatepark, children's adventure playground and activity area. The Masaar community center will include a supermarket, shops, cafes and restaurants and other services.
The Masaar master plan also includes a large international school and nursery on the north side of the project.
Alada’s Vice Chairman, Prince Khalid, said: “The abundance of green spaces and an active lifestyle will also help reduce the pressure of urban life, especially in an era where safety and security have never been more important.”
Arada said that residential communities are designed to cater to smart and sustainable living.
Masaa project
Masaar is Arada's third project, worth 8 billion dirhams, located in the Al Juwaiza'a district of New Sharjah. This 19 million square foot project will include a total of 4,000 villas and townhouses. The company said that Masaar's green space will be irrigated with recycled water from the community on-site treatment plant to save resources. The irrigation system will also perform water distribution, which will reduce the amount of water needed and monitor for any leaks or losses in the system. The forest area of Masaar will be planted with a mixture of native UAE species and lush plants and trees to create a micro-climate, which will help lower the overall temperature and thereby reduce cooling costs within the community.
Masaar is located in Juwaiza'a district, close to Tilar City, Sharjah Mosque and Arada’s first project Nasma Residences. The project is a 15-minute drive from Sharjah International Airport and a 20-minute drive from Dubai International Airport. Editor/Huang Lijun
